What is the difference between B commerce vs B applied finance
as well as B commerce and B commerce (professional acct)

Why is commerce only 80 atar and applied finance 90?
Is Applied finance equiv to unsw commerce? or not?

B comm Finance is mainly just regular finance e.g. corporate finance and investments. Applied finance is quite similar in terms of finance but is much more quantitative (both involve maths) e.g. mathematical analysis/modelling of finance using calculus and probability. It would no be similar to comm at UNSW.
The atar of AF is higher due the popularity of the course.

No. It is not "worse" than AF, I'm not sure why it's more popular but a quantitative understanding of finance is definitely advantageous.

UNSW offers the same course degree/majors in commerce.
