when the atar comes out will it include the bonus points or is my course atar discounted?

The atar they release to you is what you actually achieved. Bonus points are added on depending on the institution so the answer to your question is no.

Not really, it's something where you have to provide solid and valid documents for the hardships you face.

OP, almost everyone who applies for EAS gets accepted by UAC meaning that they are eligible for bonus points. (You find out about eligibility in between the 19th and 23rd December). However, it is up to the institutions to determine how many bonus points they are going to award you or if they have set aside a number of spaces for EAS students.
